Protection Plan
The Home Protection Plan is
simply an exclusive ERA program to protect you against expensive repair
or replacement costs when the major working components in your new home
break down: water heater...furnace...built-in appliances...electrical wiring...central
air conditioning...exposed duct work...interior plumbing system and fixtures.
Your protection lasts for a full year from the date of purchase on a previously
owned home. And if you've purchased a new home, the Extended Home Protection
Plan protects you from the first anniversary to the fifth anniversary of
closing.
So relax. Not only will you have peace of mind regarding unexpected repairs but you also increase the chances that your home will sell faster as a better value.
Value of the ERA Home Protection
Plan
Homeowners want the security the ERA Home Protection
Plan deliver.
Here's proof: In a 1993 survey by the Gallup Organization, a home
protection plan was rated as important by 84% of home buyers and
82% of home sellers. This protection was the item most frequently
specified as important of all the products and services available to home
buyers.
ERA gives you 210 days to shop
for an offer highter than the ERA offer.
Should ERA sell your house
for a profit, 100% of the net profit is returned to you.
Up to $100,000 is available
to use for down payment and closing cost on your new home. Interest will
be charged at a rate of 3% over Chase Manhattan Prime.
If you have sufficient equity,
ERA will make up to four house payments on your old house.
By making it more attractive
to buyers, the ERA Seller Protection Plan helps
sellers sell their houses faster. It increases the likelihood the house will sell, too.
The Seller Protection Plan
protects the seller during the listing period from
unexpected expenses for repairs or replacement of covered mechanical systems
and appliances for a maximum of 180 days. At closing, the plan converts to an
ERA Buyer Protection Plan. The standard Buyer Protection Plan covers the buyer
for one year. New homes plans protect the house during years two through five.
